The price of a metal roof is driven by several of the following factors:
There is a higher monetary investment for a metal roof vs a shingles roof up-front. However if you install the right metal roof it can be relatively maintenance free and be a lifetime roof. Shingles will last on average 15-18 years and are more vulnerable to weather events.
Your insurance does allow an overlay of metal over shingles. We don't recommend it when there is decking damage or leaks. We advice you to pay for the additional work to tear-off in order to properly inspect and repair any damaged decking. The weight factor is not an issue if you decide to overlay, however you must keep in mind that depending on how weathered your shingles are it may, in some cases be noticeable through the metal panels that the shingles were not removed.
This is a myth. Metal roof are no louder than shingles. What most people think of when they think of a metal roof being loud, is a carport with no decking, underlayment or any type of ceiling. Obviously you do not have that on a home. A home has may layers that prevent any noice from being heard inside. Decking, Underlayement, Insulation, drywall. If necessary, you metal roofing contractor can install an additional insulation barrier between your decking and your underlayment.
Metal dissipates heat more rapidly than asphalt. Depending on color it also has higher reflective properties than shingles. Check with your contractor to understand what the Star Rating for your metal is.
Most Metal Fabricator will provide warranties on their coating anywhere from 20-50 years depending on the coating and process they employ. We use metal from Quality Metals you can go to their website for more information.
Metal roofs are usually fabricated out of 24 - 26 gauge steel, .032 - .040 Aluminum. Depending on the size of hail it can cause cosmetic damages to the panels. If the hail is large enough, it can also cause damages to the seams thus cause leaks; this however would take a very severe hail storm. Make sure that if you install a metal roof, you check with you insurance carriers to ensure you don't have a "Cosmetic" clause that prevents you from submitting a claim.
There are many color to choose from. You can get one of about 20 Basic Color or select from a list of Premium and Metallica colors. Bellow you will find a color chart from our supplier.
