Metal Roof Warranties in Texas: What to Ask Before You Buy

A “40-year metal roof warranty” does not automatically mean 40 years of leak protection. Ask what is covered, who provides that coverage, which conditions apply, and what remedy is available. The written documents control the comparison.

When planning a metal roof replacement in McAllen, collect warranty documents with the proposal. Waiting until installation is complete makes it harder to compare options or resolve an unclear promise.

Separate the different types of coverage

Finish or paint coverage concerns specified coating performance. Adhesion, fading, and chalking may have different limits or coverage periods. It does not automatically cover corrosion of the underlying metal.

Substrate coverage addresses specified performance of the metal beneath the finish. Coverage depends on the product and written terms; environmental exclusions can be significant.

Workmanship coverage comes from the installer and addresses the work defined in that agreement. Ask who handles a reported installation problem and what labor or related costs the agreement includes.

Weathertight coverage, when offered for an eligible system and project, concerns water entry under specified conditions. Do not assume it is included in a residential quote or that it is interchangeable with a paint warranty.

Use this checklist before comparing warranty lengths

  • Who issues each warranty, and who is your first contact for a problem?
  • Which exact product, color, building, and installation does it cover?
  • When does coverage begin, and does registration or inspection need to happen first?
  • What maintenance and documentation are required?
  • Is coverage prorated, transferable, or limited to the original owner?
  • What is the remedy: materials, repair, replacement, labor, or another defined amount?
  • Which exclusions apply to storms, appearance, penetrations, dissimilar materials, or the property’s environment?

Coastal exposure needs written confirmation

For a coastal property, ask the supplier to confirm eligibility for the specific location and metal. A finish warranty and a corrosion warranty are different documents. Our coastal metal roofing page explains why material selection belongs in this conversation. Do not assume a product approved for one inland home has identical coverage near saltwater.

Keep a roof record after installation

Save the signed scope, product information, warranty documents, completion photographs, invoices, and maintenance records together. Use our metal roof maintenance guidance to plan inspections appropriate to the actual system. Before adding rooftop equipment, ask how the proposed attachment or penetration affects the existing roof and its coverage.

If you notice a problem

Document what you can safely see from the ground or inside the building, then contact the installer or warranty provider using the procedure in your documents. Avoid assuming that a marketing headline settles the cause or coverage. This checklist helps you ask informed questions; it does not determine eligibility for any particular claim.

Talk through your roof options

Marva Roofing can inspect the roof and discuss the scope of a proposed replacement. Ask for the applicable product and workmanship terms with your written proposal.
